This section will be updated regularly to provide you with information on the progress of construction at The Flour Mill. Demolition was completed in August and construction began in September, 2015.


If you have been past the Flour Mill of Summer Hill lately, you may have noticed that the residents have moved into the Edward Street Terraces, Baker’s Quarters and Baker’s Rise. We look forward to welcoming you to the community soon!

If you have not done so already, we suggest that you contact your bank to commence the loan process. This may require a formal valuation that the bank will organise on your behalf. We will assist the valuer to gain access to your apartment to complete the valuation.

Once your loan is approved, the bank will be ready for settlement. We will be inviting you to carry out your pre-settlement inspections in advance of settlement to give the builder time to complete any defects prior to settlement. Your solicitor will provide you with more information about the settlement process and what will need to be done prior to and on the day of settlement. At this stage, settlement is scheduled for September and we are looking forward to continually updating you with progress leading up to you becoming the owner of your new apartment.

We are very proud of the quality of the design and construction of the building and pleased to be handing over the apartments to the new owners.

The Annual General Meeting will give the new owners the opportunity to be involved with the ongoing management of the Edward Street Terraces, Barker’s Quarters and Baker’s Rise and how the residents and visitors experience the Flour Mill of Summer Hill.

We would like to take this opportunity to thank everyone involved with the development and in particular Catherine Maude from People and Property, Strata Plus for their invaluable advice and Havencab for their initial assistance with helping the new residents. If there is anything that you wish to know about the building or how it works there is plenty on great information in your apartment manual including the details of who to contact if you need any further information.

Stage 3 and 4 | Construction Updates | April 2017

Welcome Stage 3 and 4 to the second quarterly construction update.

Last quarter, we put out a tender for the construction of Stages 3 and 4 and we’re pleased to announce that Richard Crookes has won the contract.

Richard Crookes Construction (RCC) are a private, family-owned builder with an impressive track record. They are known for delivering high quality apartments with personal care and consideration for the local community.

Stage Two | Construction Updates | March 2017

Not long now, Stage Two.

This quarter we said goodbye to the second crane on site, signalling our progression into the final stages of construction. You might have noticed the scaffolding coming down from the silos on the Smith St side of the site. It looks amazing! These silos make for a pretty striking piece of architecture. You’ll really be living in one of Sydney’s most iconic developments.

Colliers, your solicitors and your bank will all be in touch over the next few months to help you finalise your new apartment.

Stage One | Construction Updates | April 2017

Congratulations Stage One! You’re approaching the finish line.

EG and Colliers team are here to make the process as stress free as possible. If you haven’t done this already, now is the time to get in contact with your bank to commence the loan process. This may require a formal valuation that the bank will organise on your behalf. We will assist the valuer to gain access to the apartments.

Once your loan is approved your bank will be ready for settlement.

You should have received an invitation from Colliers for your pre-settlement inspections so that any confirmed defects can be rectified by the builder. Your solicitor can provide you with more information about the settlement process and what will need to be done on the day of settlement.

Stage Two | Construction Updates

As you approach settlement in the second half of 2017, you will be hearing from EG and Colliers International about the pre-settlement inspections and your lawyers will no doubt be in touch regarding the required paperwork.

Current Construction:

While Stage Two is still a wall of scaffolding, behind the blue curtain the silo window openings have all been created, so you can now peep through and see where each apartment will be.

The internal scaffolding is due to be removed. The internal loop road is currently under construction.

The tower crane will be coming down around February – March 2017.

Construction Updates | Stages 3 and 4 | December 2016

You’ll be able to receive all the current construction news, all in one handy place!

Stage 3 and 4 have received Development Approval and are currently tendering for a construction company. This means that all the activity you see on site is still Stage 1 and 2 and part of the retail areas.

Once construction begins, we’ll be posting photos and emailing quarterly updates to all the newsletter subscribers and purchasers.
